How Do I Create A Property?

To enjoy DOMMMA's suite of features such as Rental Listings, Online Rental Applications and digital attachments as a landlord or a property manager, you must first create a property listing.


Creating a property listing is fast and easy. Get started by clicking Create Listing in the top right corner of your browser.

  1. Input the important information on your listing, like the type of residence it is, the address and some of the basics like the number of bathrooms and bedrooms.
  2. Add listing information to really sell your property. What amenities it may include, what’s nearby and anything else that will separate you from the rest.
  3. Include great photos - you will need at least three to post a listing on DOMMMA.
  4. Publish your Listing - DOMMMA will provide 90 days to list your place for free before setting up a subscription.

How Do I Apply For A Listing?

Applying for a lease in DOMMMA is simple and fast!


  1. Search for your desired listing and click Apply Now (if you don’t already have an account, you will need to create one).
  2. Include the information you’d like to share with the Lister and an optional message along with your application.
  3. All done!
  4. You will want to monitor your application on your DOMMMA My Dashboard page.

How Do I Change My Account Information?

To change your Account Settings click on Settings in the menu located in the header, top right corner. Select ‘Profile’ and update your information.

How Do I Manage My Properties?

DOMMMA possesses an all-in-one management station designed to seamlessly organize all of your property needs. Whether you are a Renter or a Landlord, your properties are accessible and easy to manage. A shared Tenant/Landlord portal can be found for each property you live in, manage or own, under the Active Listings tab. This portal allows both the Tenant and Landlord to easily communicate and share documents.


Head to My Dashboard and then select any of your Occupied Listings or My Residences to access all your active listings or residences.

How Do I Assign My Place?

Assigning your place is one of the main features that separates DOMMMA from competitors. A Lease Assignment is an alternative to 'breaking' your lease or tenancy agreement. DOMMMA will help you in three easy steps to find out if your property is eligible to Assign!


  1. Select Assign Your Place.
  2. Answer the simple questions to determine your eligibility

How Do I Screen Tenants?

The biggest risk for Property Managers is default and the costs associated with vacancies. It’s time to discover who is most likely to pay on-time and stay in your rental. When reviewing the applicants for your property, the Lister can request the Applicant shares specific information, including employment history, residential history and references.


There is also the Chat tool which can be used to learn more about your Applicant.

How Many Listings Can I Publish?

You are able to publish up to 5 listings with a Basic subscription account. Once you go to publish your 6th listing, you will be prompted to upgrade to the Premium subscription.

Can I Manage My Tenants With An Archived Listing?

Yes! You are able to archive your listing and manage your tenant through the Tenant/Landlord Portal. Once you have moved a listing to an archived state, you are then able to publish an additional listing if you have remaining publications on your subscription.

How Many Listings Can I Manage?

You can manage as many listings as you like. 


There are limits based on each subscription which you can view on DOMMMA’s Pricing Page.

How Do I Add Multiple Units?

Each unit is to be listed individually. If you own multiple units in an apartment building, you will have to upload them one at a time.

How Do I Upload Documents?

You can upload documents in DOMMMA by opening your active listing and selecting attachments.


Uploads can include anything from insurance documents, rent and deposit receipts, strata bylaws to inspection photos and appliance manuals!

How Do I View Listing Details?

Landlords - Your listing details are located in My Dashboard > My Listings and can be edited or archived as long as it is not occupied.


Applicants – You can locate the Listing details by selecting a property on the Listings Homepage. To access the Listings homepage, you can always select the Dommma logo in the top left corner of the dashboard.

What Is The Tenant/Landlord Portal?

The Tenant/Landlord Portal is where a Tenant and Landlord (or property manager) can share documents together, communicate via a simple chat tool and keep track of all upcoming payments and view lease details.


To access the Tenant/Landlord Portal, go to My Dashboard and select the Property which you are living in, or managing. This will take you to the Portal.

How Do I Accept A New Applicant To Become My Tenant ?

When you have an applicant who you’d like to offer your property to, you will want to select the drop-down menu on the top right corner of the Application and select ‘Accept’


You will then be able to confirm the exact terms of the lease (like length and rent cost). You will also be able to select the Move-In date and the Rent Due date.


You will then confirm this and DOMMMA will notify the Applicant that you have submitted the final terms of the application. They will then need to approve of these conditions.


Lastly, you will finalize the application and it will then convert to the Landlord/Tenant Portal for your extended management.

Assignments

What Is A Lease Assignment?

A Lease Assignment is an alternative to 'breaking' your lease or tenancy agreement. In a Lease Assignment, a tenant can 'assign' their lease to someone else, at the same rental rate and time period, with the approval of their landlord.

Why Would I Want To Purchase A Lease Assignment?

Maybe you need to move for work, or you finished school. Or you are moving in with a new partner. Sometimes you are simply not happy with your existing situation. There are millions of reasons to move on from your lease.


Traditionally, people would need to 'break their lease', causing a headache for themselves and their landlord, exposing both parties to up to thousands of dollars in losses.


A Lease Assignment is often a 'Win-Win-Win' situation.


The Assignor is happy because they are able to move out and pass the responsibility of the lease on to the new tenant without incurring extra costs.


The new Tenant is happy because they have found a market-rate rental that they are not locked into for a long period of time.


The Landlord is happy because they don't have to go through the hassle of finding a new tenant and potentially losing their expected rental income.

What's The Difference Between Lease Assignments & Subletting?

Lease Assignment differs from subletting your residence in several ways, some of which are quite important to understand.


When you sublet your residence, the lease-holder remains responsible for the payments of the rent and the state of the residence. This means that if your subletter does not pay their rent, or damages the residence, the leaseholder is ultimately responsible.


Under a Lease Assignment, the original Tenant assigns complete responsibility on to the new tenant.

How Do I Apply For An Assignment Listing?

Applying for an application is very similar to applying to any other listing on DOMMMA.


Search for your desired listing and click Apply Now (if you don’t already have an account, you will need to create one).

Include the information you’d like to share with the Lister and an optional message along with your application.

All done!

You will want to monitor your application on your DOMMMA My Dashboard page.

In some cases you will need to meet or talk with your potential new landlord.

How Do I Provide My Personal Information In My Application?

When applying to a listing, you can choose what, if any, personal information you would like to provide to begin. This includes your Personal Information, Residential History, Employment History & References.


The Lister can then request more information from you, which you can provide via the Application page for this listing.

How Do I See Applications I Receive On DOMMMA?

When a prospective renter expresses interest in your property, you will receive a notification located in My Dashboard. 


Select My Listings > Applications and view applications for your Listings. DOMMMA will also email you after each application is received.

How Do I Deny An Applicant?

Select the drop-down menu on the top right corner of the Application and select Deny. This will automatically notify the Applicant that their application has been denied and close the application.

Leases

Where Can I Get A Lease Agreement?

Digital lease agreements are located in all occupied listings located in ‘My Dashboard.’ All uploaded files including the lease can be attached in the shared Tenant/Landlord portal improving accessibility and convenience.


As a renter your lease will be located in My Residences and as a Landlord your lease will be located in ‘Occupied’.

How Do I View Lease Details, Edit or Archive A Listing?

Your listing can be edited or archived as long as it is not occupied.


To view and edit the details go to: My Dashboard > My Listing > Select Listing > Edit or Archive.

How Do I Set Rent Increases or Decreases?

If the rent is to be increased/decreased the landlord must terminate the existing agreement and create a new one.

How Do I Upload A Signed Copy Of A Lease?

Once an agreement has been made on the listing and the Tenant/Landlord Portal is opened, both Parties are able to share documents through this page.


A Landlord and Tenant and both upload signed agreements whenever they choose by selecting the ‘Upload Document’ button.

Can I Add Multiple Lease Lengths And Rental Rates To A Single Listing?

Yes! This is one of the unique features of DOMMMA. You can post a listing with multiple lease lengths and different rent prices for each length.


This allows you to expose your place to both long and short term tenants without creating multiple listings.
